His INVESTMENT JOURNEY
After the sale of his company, MeetingMatrix, Jmichaele looked for investment opportunities. Following the 2008 real estate crash, house prices were on a decline with stagnant growth through 2014. The Netherlands, where Jmichaele resided at the time, made favorable conditions to stimulate the real estate market. This circumstance afforded Jmichaele a once in a lifetime opportunity to invest heavily at lower prices.
Knowing the demand for rental housing in Delft, NL was strong with a low vacancy rate and attributing it’s success to the student population attending Technical University Delft, Jmichaele set his eyes on real estate for student housing.
However Jmichaele would not take the typical approach to the then current market of “it’s good enough for students.” He realized quickly that by completely renovating the houses he could stand out from competitors and charge a premium rent.
As of April, 2015, he met his initial goal of 50 properties. During the last two and a half years, he has significantly raised the rental structure three times and houses continue to rent before they are even available on the market. The portfolio is currently appraised at 11.75 million Euros, with an after tax ROI of 10.56%, excluding potential appreciation.
